How Nimbus helps FHP generate fees at an electric pace

We speak to Doug Tweedie, director at Fisher Hargreaves Proctor (FHP), about how Nimbus helps it keep instructions coming through the door at speed.

FHP is a multidisciplinary surveying practice based in the East Midlands with over 100 staff. Established in 1990 and headquartered in Nottingham, it is a nationally recognised consultancy that prides itself on its property expertise and on building strong relationships with its clients, so it can best fulfil their requirements. Its clients range from single-property investors to major brands with large portfolios. FHP specialises in property valuations for major banks and property management for its high-profile clients.

Doug Tweedie is a director at FHP and head of its Birmingham office, with 20 years of property industry experience behind him. Starting in property management, he then gained his MRICS APC qualification to become chartered and then moved on to specialise in the retail and leisure sector. He has provided strategic acquisition and disposal advice to brands such as Apple, Vodafone and Starbucks, while recent work includes acquiring the Gracechurch shopping centre in Sutton Coldfield for an investor/developer.

Meeting the pressure

As a high-profile agency, Tweedie says that the work at FHP is fast paced. “Keeping the deals flowing is critical,” he says. “We advise on both acquisitions and disposals, which drives the need for a lot of market intel on many locations for multiple clients. Traditionally, this takes a lot of time to gather, but Nimbus helps me acquire that essential information quickly.”

A case in point was FHP’s recent instruction by Be.EV, a large player in the electric vehicle (EV) infrastructure space. The requirement was for FHP to find suitable locations for new EV charging sites. Tweedie explained how Nimbus was critical to this by helping FHP identify locations and identify if any environmental or planning constraints in the area might affect the project's viability. As the expression goes, ‘to be forewarned is to be forearmed’. It also made it easy to see who owned the land so they could contact them.

“What’s great about Nimbus,” Tweedie says, “is not only does it enable us to do our due diligence, but we can do it quickly — it is the pace at which we can gather that information that’s so critical for us.”

A competitive edge

With a national reach, it’s important to gain a deep understanding of a property and its area, no matter where in the country it is located. Tweedie explains that the information that Nimbus brings to a surveyor’s fingertips is vital in today’s competitive marketplace. 

“If you know the owner of a block or building, then you’re almost 50% there; but from a standing start, if you haven’t already got a contact, then being able to get that information is useful. If you’re going in cold and don’t have any intel, Nimbus is a quick way of being able to gather that info. It means when you pick up the phone to speak to the landowner, you know you can talk knowledgeably about the site you’re targeting.”

Find, access, impress

Once it has fulfilled a live requirement, Nimbus also helps FHP use that same opportunity to find yet more instructions. “If we have been acting for a landlord and let a building [to an occupier], and we’ve had underbidders for that space, we can then target other landlords of similar-sized buildings to see if there’s an opportunity on their holdings [that without Nimbus] we otherwise wouldn’t necessarily be aware of.”

It’s then onto the next deal, and Nimbus helps keeps the wheels turning. “The search tools inside Nimbus enable us to find those buildings in the first place and then find the contact information that we need, so we can demonstrate that intel to a landlord, so they understand that we know that market better than anybody else.”

A tech-friendly mindset

It begs the question then, why don’t all surveyors are using data-based tools to help them work more efficiently? According to Tweedie, some companies are overly conservative and are reticent about adopting new ways of doing things.

He believes his progressive attitude toward technology is a key element of the success of his office. “One thing we did when setting up the FHP Birmingham office was to make sure we were using data tools. I think we’ve got a demonstratable model here that we can generate a lot more instructions using Nimbus, which is a positive, and, for us, makes it cost effective.” 

Save time and hit your numbers

What Nimbus lets you do is to ensure you make the best use of your precious time. Says Tweedie, “There are an awful lot of inefficient agents out there that aren’t using the tools that are available to them; but the more efficient you are, the better your output. From a time-management point of view, if you can cut the time that you’re trawling through sites such as the Land Registry, Environment Agency and traffic data websites, then you’re going to be more efficient and that’s going to be a huge benefit overall relative to the cost of the subscription.”

Tweedie sums it up. “Volume is key for us. The greater the numbers we target, the more fees we can generate. Nimbus helps us get to the numbers we need and achieve results for our clients.”

Always be learning 

Nimbus is a powerful tool, but even those who use it regularly don’t realise what it can do for them in full. As such, Nimbus offers online training videos and one-to-one learning so its clients can make the best use of the platform. Tweedie says he will make use of these soon. “I know Nimbus offers excellent training videos, and I don’t use them as much as I should. I like to think I know how to use the tool, but I know they are there – which is halfway!”

There are also weekly webinars on the Nimbus website on subjects such as the state of the market, the best strategies to use, and the features you need to execute them. What’s great is that the webinars count as formal CPD hours, so you can progress your career as you learn.
