We are excited to introduce our latest product release, packed with new features and updates aimed at turbocharging your property search and accelerating your discovery of profitable opportunities.

In this edition, we're excited to announce powerful updates to our Commercial Comparables filter and the revamped Strategic Housing Land Availability Assessment (SHLAA) layer.

What's new in the platform

Introducing additional tenure filters for Commercial Comparables

Navigating through commercial comparables can be complex, especially when dealing with various tenure types. Previously, long leases, occupational leases, and business sales were collated under a single ‘leasehold’ category, creating some confusion.

Freehold comparables and leasehold comparables with different sale types (like investments vs. non-investments) were not clearly distinguished, making analysis more time-consuming.

Commercial Comparables - UPDATED

The solution?

We’ve redefined and refined our comparables filters for greater clarity:

Virtual freeholds: Leasehold comparables with terms over 40 years are now categorised as ‘Virtual Freeholds,’ allowing you to separately view freeholds and virtual freeholds.

Detailed comparables: For freeholds and virtual freeholds, you can now choose to view ‘Investments,’ ‘Non-Investments,’ or both. For leaseholds, see ‘Occupational Leases,’ ‘Business Sales,’ or both.

Now, users can enjoy more streamlined analysis with detailed filters that quickly identify relevant comparables, enhancing your decision-making process in a few easy steps.

Enhanced SHLAA layer for better development insights

Understanding the potential of SHLAA sites is crucial for effective planning and development. We’ve addressed some key issues with our previous SHLAA layer to give you a clearer picture of site viability.

The solution?

To enhance your understanding of SHLAA sites, we've updated our layer to include three clear categories of development potential: "Positive," "Neutral," and "Negative," based on local authority assessments.

Sites lacking these assessments will be marked as “Unclassified” for clarity. Additionally, we've introduced a new category for “SHLAA sites not identified in adopted plans” to provide a more complete picture. This update ensures a more comprehensive and informative view of site potential, and will help Nimbus users find viable opportunities, faster.
