What's new in the platform

Info panel enhancement: Freehold and leasehold associations

Understanding the relationships between freehold and leasehold properties previously required multiple steps to gather necessary information. This wasn’t good enough for us, especially when our modus operandi is to ensure every step in your property journey is as smooth and seamless as possible.

The solution?

The Info panel now links associated titles directly, providing a comprehensive view of all related titles. For example, now when users view a freehold title, a dropdown will list all the associated leaseholds will appear. This shows more than just intersecting leasehold polygons; it will display all polygons associated with the freehold, including adjacent leaseholds, ensuring users get a comprehensive view of all related titles.

Site finding filters enhancement: Distressed owners

Often, owners that are financially distressed are more willing to consider disposing of their assets in order to generate much-needed income, however identifying properties owned by owners that are in such a position is difficult.

The solution?

Our new filter identifies properties owned by financially distressed companies, making it easier to target those crucial off-market property deals. We’ve identified companies in either administration or receivership, as well as companies that have been late filing their financial accounts. We have then identified the properties owned by these companies, introducing two new filter options within the platform, allowing you to find any freehold properties owned or any leasehold properties occupied by these companies.

Now, users will find enhanced detail and new categories in the Article 4 layer, offering a clearer, more comprehensive representation that aids in more efficient project planning.


Location analysis enhancement: Brownfield layer improvement

We noticed that sometimes users were confused by the similar styling of the brownfield layer and other layers, which could lead to misinterpretations. To tackle this issue, we updated key and pop-up details to clarify regional differences and improve readability, ensuring accurate data interpretation.

Additional enhancements: My Sites export

Previously, exporting sites lacked critical lease start and end date information, requiring manual data entry. Now, the export function includes these dates, saving time and ensuring comprehensive data.

 

Additional enhancements: Property type filter: Reinstating filter by land option

When we removed the filter by Land option, we realised that the implications made it challenging to isolate and analyse land property types. To address this, the filter by Land option has been reinstated, enhancing the usability of the property type filter.
