The platform will see an addition to the residential to commercial strategy (under Class MA). Available to applicable users, a new ‘Proposed Layer’ will allow users to see property opportunities that are 1501-3000sqm.

Introducing the Heritage Constraints layer
The new Heritage Constraints layer is a game-changer for developers, architects, and anyone involved in property planning and development. It empowers you to explore historical and heritage-related data directly on our map interface, providing critical insights for your projects.
Scheduled monuments: preserving our national treasures
Residential developers and renewable energy developers often grapple with a significant challenge – identifying scheduled monuments and understanding their impact on proposed developments.
Scheduled monuments, recognised as nationally important heritage sites, carry statutory protection. Any work affecting these monuments requires prior approval through scheduled monument consent (SMC). In addition, permitted development rights may be restricted within their vicinity.
The solution?
In our Heritage Constraints section of Location Analysis, we've introduced a dedicated layer highlighting the locations of Scheduled monuments. With a simple click, you can access essential information about these sites, including descriptions, registration dates, and links to learn more via Historic England, Historic Environment Scotland, or Cadw (Wales). This newfound clarity ensures that you navigate the planning process with confidence and compliance, preserving our precious heritage along the way.
Battlefields: uncover historical significance
For both residential and commercial developers, including renewable energy developers, understanding the historical significance of a potential development site is essential. Sites that encompass historically important battlefields require a thorough heritage assessment as part of the planning process. Significant harm to registered battlefields can lead to refusal of planning permission, making it crucial to assess the impact of your development accurately.
The solution?
Our Heritage Constraints layer also introduces a feature that displays the locations of battlefields. Just one click reveals detailed descriptions and quick links to explore further information via Historic England or Historic Environment Scotland. With this information at your fingertips, you can provide comprehensive heritage statements and make informed decisions about your developments, ensuring the preservation of historical battlefields.

Residential to Commercial: white paper changes
A white paper is currently under Government review, proposing a significant change in the allowable floor space cap for the existing Class MA PD rights. While the current limit stands at 1500sqm, the white paper suggests doubling this limit.

The innovative "Potential" opportunity type now includes Class MA opportunities within the 1501-3000sqm range.
While white papers like this are subject to government consultation, it is widely acknowledged that they often pave the way for changes to be formalised into law. Nimbus users can now leverage this strategic advantage, gaining insights that go beyond what many others can access.
