Introducing the new Heritage Constraints layer: Countryside rights of way
Understanding whether a section of land falls under access land is crucial for developers. Our new Heritage Constraints layer addresses this, providing insights into open access land, registered common land, and other access land categories under the Countryside and Rights of Way Act 2000. In addition, consent is required from the Planning Inspectorate in order to carry out any works that would prevent or impede access to common land, adding further complexity into the planning process.
The solution?
Located within the Heritage Constraints section of Location Analysis, this brand-new layer streamlines the planning process by highlighting land subject to specific conditions. Developers can now make informed decisions quickly – and instantly identify the impact on access land will have during the planning phase.
Updated Traffic Pins Layer: 2022 DfT data & new classification
Accurate traffic data is vital for assessing the potential of a site. Our updated Traffic Pins layer, incorporating the latest 2022 DfT data, ensures users have access to reliable traffic movement information. Additionally, a new pin classification system distinguishes between recent and older traffic count data, providing better clarity to users.
With this new dual-pin system, dark blue pins represent locations with traffic count data from the last 3 years, while light blue pins indicate locations with counts conducted over 3 years ago. This enhancement ensures users can easily and accurately interpret the relevance of traffic data for each location.
Commercial Comparables: now including titles without a VOA use
The Commercial Comparables layer is focussed on sales of titles and properties with commercial uses, but feedback from users highlighted a demand to also include the sale of development plots and other similar assets within the layer.
The result?
Nimbus has addressed this by enhancing the logic behind the commercial comparables layer, ensuring that both developed and development plots are included. This improvement enables developers to access a comprehensive dataset, supporting their property acquisitions in real-time.
