Nimbus® Maps is a very powerful tool for individuals or teams to gather property intelligence, site find or research property, carry out due diligence activities or even find sales leads in the for of the Nimbus® Maps Report. However, the UI, though has a wealth of search functionality, it does have its limits. If you are a land agent, in acquisitions or retail, you may be looking for scaled site finding (on- and off-market) across the whole of the country.Nimbus® Maps can do this, but there is a far more efficient way: Nimbus® Maps Bespoke.

Via our Data Science Team, we are able to generate reports, searches, site finding, a whole host of data related analytics for industry professionals that are accessible right at our fingertips, delving into the plethora of linked data sets and running queries that no other big data company can generate.

Customers frequently approach us asking for us to find them suitable development sites as part of our Nimbus® Maps Bespoke bespoke services offering. This activity involves us filtering out from the 30-million+ addresses, over 24 million titles which do not meet the developer’s requirements. Usually this also involves collecting information about traffic flow, proximity to populations/High Streets. Additionally, we have been asked to remove properties which are prone to flooding, have listed building status, are too big or too small for their requirements.

Other searches that we have done include finding out what percentage of the area are residential versus industrial versus commercial. We have been asked to select areas outside/inside zone of multiple deprivation and have also been asked to consider sites whose local sales values are higher/lower than their neighbouring areas.

Naturally when looking for off-market opportunities there are environmental factors which inevitably make some properties more or less appealing. Our system tells the customer whether a property has entire or partial intersection. In addition, some bespoke work has been provided for several customers now which can graphically show this information. For example, one company are soon to receive their maps with environmental overlays as seen in the attached file. Another customer has an annual license providing them with a number of topographical surveys also seen in the attached picture.

Nimbus Maps offer a range of bespoke sales and analytical reports for clients. Our data scientists take a brief and create a highly detailed PDF file based on those parameters. Recent examples include creating lists of property details for highly proactive agents looking to find off-market opportunities; housing associations looking to build a sales report requiring local demographic, comparable and commercial information and large pub chains looking to identify a list of properties owned by their own subsidiaries to manage their portfolio more effectively.

Not only do we create the reports for you, but can also help maximise opportunities within the report should you need it. All of our bespoke reports are white labelled for customers.

Agents need comparable support for residential valuation as surveyors are sent on wild goose chases around the countryside to value completely inappropriate properties. Here at Nimbus Maps, we have produced two levels of residential valuation modelling utilising data sets on all properties which have been sold in England and Wales since 1995.

The first level of residential automated valuation is utilised in Nimbus Maps and calculated with a space-time cube to understand the spatio-temporal changes that have occurred in a localised housing market, with the aim to predict the current price of all other residential properties in the area.

The second residential AVM provides a much more sophisticated, 4-step model entitled the property ‘SPENT’ algorithm, as published in SIGSpatial, a world leading spatial data mining conference and journal. This algorithm uses a space-time cube on house prices then a spatial regression, followed by an economic, network and time and property regression. Finally, a weighted combination of these outputs is applied into a Gaussian Process Regression outputting a model with a goodness to fit rating of 96.6% – that’s a 96% accuracy rating, the most accurate model in the world!

Here at Nimbus Maps Bespoke, we are only interested in the exceptional. So, when it came to creating topographical reports, we had to innovate.

We started with the biggest issue, speed. Normally they take 2-3 weeks and can cost in excess of £1000. Ours start at just £200 and take around 48-72 hours (sometimes less). Oh, and they are more accurate and we output a site plan, have height points in 5, 10 or 20m – though we measure to a single cm – we include contour lines and we deliver them in one of three formats.

 Process

We utilise LIDAR data produced by Airbus and soured from the Environment Agency to extract terrain model points across the entirety of England and Wales. This can be a granular as 5 meters apart, however most customers request 20 meters.

Data Sets

The two data sets that we use which allow us to provide this report and other reports alike are the LIDAR-sourced Digital Terrain Model and Digital Surface Model.

The Digital Terrain Model provides the height of the ground above sea-level at any requested site in England and Wales. The Digital Surface Model provides the height of any structure above sea-level (i.e. a building). The difference between these models means that we also have a granular means of measuring building height as far as 2 meters apart.

Topographical Surveys

Our topographical surveys provide the points at 5-20 meter distances apart with the height above sea-level being measured in centimetres. Each topographical survey can be consistently completed within 1-2 working days and has an OS MasterMap backdrop, providing an even better survey of an area.
